Sometimes I'll come across agents who really don't know what they're doing. to me getting a license is like passing the Bar exam  it just gives you the right now to learn how to practice law.. just passing the test in RE in no way prepares you to be a good agent / successful agent thats the next step..

We actually enjoyed the experience (shout out to Johnny Reno and the Sax Maniacs), but it was just a bar, just a meal, just a new music group; not your house; so, your level of disappointment was immensely greater than ours.  

Before you make any other moves, do all the repairs and cap ex on this property while you have the equity so when you get something else this one is cap ex free barring something crazy.

IMO, Section 8 is a solid option here as they have closed the waiting list for a voucher, but you have to have a PM that knows how to navigate it.

That leaves off market, auction and wholesalers, also very difficult to navigate from afar.Buying and holding is a better strategy with that amount of Capital and has more margin for error.

In fact, in my pre-licensing course in Mass, the instructor said that if we were ever in a setting with other agents, like a gathering at a bar, and someone said something like "you know, we should all agree to a minimum of Z%" that we were to loudly and publicly excuse ourselves.Business brokering is so much more fun - and we charge a lot more commission too!

Hoping someone here has actually gone through such experience (had actual storm damage before closing) and how they navigated the process.
