If one were to tell me they had cancer I think I'd respond that 'I'm sorry to hear that' and wouldn't ask for further details or interact with them any differently.

Very little interaction is needed once the property in purchased. 

I’ve rented plenty from AirBnb, but that’s my only interaction. 

Someone can make 500k a year and go broke and conversely someone with a sound plan and good use of money and credit can grow from something very little to something extraordinary.   

There isn't even a thought or decision here... had they come to you with a heart tugging humanizing story at least there is a chance you might consider especially if you feel the circumstances extraordinary, or be upfront and honest about whatever hardship they are facing and perhaps you have a solution that works for everyone - but a threat?
