Also concerning, I just looked at zillow post and the pictures are very grainy and unflattering, even though they should have access to the nicer photos (I have had these for years, see below)..I've also been getting lots of calls form companies wanting me to sell my house.

Apologize in advance if this has been outlined before, but I read on different posts you can use hard money loans through Auction.com.

The investors I have worked with have found it to be a lot easier with the updated technology and everything going through a massive change post covid/2020. 

The numbers may not be that favorable in LA for this, I don't have enough information. 

I post all the time about how often someone threatens to sue me.  

I have not done it personally but have some insight, maybe my reply may boost your post to someone with more experience in it. 

@Nicholas A. your shotgun approach has a high probability of getting the exact quality you put into it.95%+ of real estate agent, many of them posting they are "investor-friendly", only know how to deal with owner-occupied transactions.
