I messaged an online attorney and they seemed to think I had done everything in my power to alert them and that in Texas you have to let them know about the dangerous condition and take steps to remedy it.

We are going to weigh our options but this could be a good way to remedy the situation if we can’t get him to recognize the documents we have are legit

Unfortunately the contractor themselves was unable to adequately clean up their mess so we are looking into working with someone else to remedy the situation.

2nd, Depending on the smells, you may want to check certain parts of the house  and apply certain remedies.

I've had a mold remediation certification for more than 30 years and did many remediation jobs and on many occasions tenants and customers are seriously crazy and 100% impossible to make them believe that everything is okay.

Hello Fellow BPers.Our normal hazard insurance company is no longer issuing insurance prior to meth remediation.

The lead remediation alone was over $100,000 for just that portion.  4 Furnaces was almost $50K, Bathrooms were $20K, Exterior Paint was $7K it adds up quickly! 

Personally, I do incorporate that language into the lease and will make exceptions on a case by case basis.If tenants are neglectful I will force them to remedy the issue.

Maybe cleaning carpet, washing walls, whatever will remedy that.
