I have been working with investors in my area and partnering on deals for the last 4ish years.

Now, you need to figure out how to find deals and pay for them.

HOWEVER, I'm not to big on taking a % of each deal after the fact like certain franchise opportunities.   

Instead of shelling out $60K for a $250K deal, maybe some of you can help me figure out (or give referrals) to title companies, etc, or give overall advice how to save me money from this enormous financial endeavor (closing the deal).Thanks!

The deeper your market knowledge, the stronger your relationships with agents, contractors, and lenders, and the better your deals will get over time.

We don't allow any "deal-making" in the forums, which includes advertising your services or properties, looking for partners, etc.

Omni Key sells mainly single family with some duplexes, and advertises off market deals on new construction and in fill properties.

Love to keep relator out of it, but may need realtor to find a next deal for me as a duplex up to 4 plex on VA loan/owner occupy.

For a truly passive experience you'd probably need to be an investor in private equity deals or be a silent partner on a project.

There will be moments when challenges feel insurmountable—deals that fall apart, difficult contractors, financial struggles—but the only way to succeed is to persevere.
