After reading many of the posts by broker/agents my takeaway is that honest, experienced, knowledgeable and competent agents are tired of the inexperienced, part time, or fly by night agents (fly by night: someone who enters as a salesperson for whatever is “hot” at the moment, be it real estate, oil and gas leases, used cars, etc) muddying the waters and causing them twice the work to close a transaction.

So the issue im having is This trespasser comes and goes as he pleases to destroy the property but  never stays the night At the property because its CONDEMNED he has cut plumbing lines Gas Lines , cut hardwood flooring broke walls windows removed furnace water heaters etc.

The turnover included several items that caught me by surprise because only 3-4 months prior, I received feedback that the property was very well taken care of so I was not expecting to hear that there was 1) trash and debris, 2) two water leaks, 3) missing handrail, 4) detached door, 5) drywall holes, 6) missing door, 7) missing vanity, and 8) needed paint throughout totaling $3900.

The property had window AC's and a gas fireplace upon purchasing so we immediately had central heating and AC installed.

The receipt handling process is head and shoulders above everyone else, with OCR that pulls data out of the receipts and pre-populates your transaction, the ability to send in receipts by email, and the ability to snap (or email) receipts now and book them later, so you don't have to stop and enter a whole transaction at the gas pump or in line at the hardware store.
