Hey Mark,I would speak with your insurance agent as they should tell you the requirements - fencing around the pool, gate with a locking mechanism, etc.I personally own a rental with a pool and the insurance agent walked my rental to ensure it was acceptable. 

My partner has selected JURNY PMS to host our STRs and I'm having some trouble finding some integrations I would like to use for the property.

Either rent as a single property for both units or find a way to separate with fencing.

I have a nice sized house (3k sf) in a nice community close to everything, on a lake, fenced in yard with nice pool & screen house, all 5-star reviews, but both last summer and this summer have been about 50% occupancy.

Yes, occupancy has been abysmal this year so anyone who needs even 50% to make their notes is probably in a lot of trouble right now. 

its easy for me to get property under contract however im having trouble unloading it most of the time I do land deals and try to find developers which is normally easier than trying to unload the house is there like a trick to building your buyers list do I create a funnel

We've gone back and forth on offering a unit or two as fully furnished mid-term rentals but are on the fence.
