@Michelle Wang, I completely understand your frustration, and I want to say that you are not alone in this experience.

Nights, weekends, holidays, etc.To keep this on-topic, though...DO figure out what's healthy for you to manage but remember it's a process where every experience teaches you good and bad (and be patient with that process).DON'T sweat the small stuff (damage/costs under $50, undisclosed dogs, etc.) but DO find a way to learn, prevent, put in better practices to maintain your sanity. 

GC's get paid off of the work, not a flat rate... but in your experience, would you say that window of rate is generally 10%-20% project depending, or more towards 15%-30%?

Hello,I would like some advice or experiences on how others deal with room mates who don't follow the rules in the lease.

I have experience with minor to medium size rehabs but nothing as extensive as needed here.

We had to move fast and initially decided to sell it, the relator who was helping us somehow convinced us we should make it a rental property......... and let her be our tenant (insert face palm here) so since we had no real estate experience and we were already moved away, we agreed.

Does anyone have any experience (or know someone or a company that might) be able to demo a concrete staircase Ana turn it into a driveway and ADU ramp ?

I would recommend talking to many lenders/brokers to see which one has the most experience funding these loan types. 

I am starting to realize there has been a significant amount of consolidation in the space by private equity and other institutional investors. 3) From research it also seems like getting financing can be difficult without prior experience in the space.
