They LOVE to leave their equipment as long as possible and tear out as much as possible to rack up their invoices.

Problem is the equipment wears down over the years and starts looking old and the owners do not allocate for the cool factor reimaging and putting new equipment in to boost sales up. 

I always take my valuable tools and equipment with me at the end of the day but I still worry about walking into the project the next morning and seeing my supplies cleared out. 

Leaving notes saying that the property is vacant, stealing some of cleaning equipment, and even changed one of the locks on a back door.

Things like Water/Sewer Backup, Equipment Breakdown, etc. could be in those discussions

Insulation, more efficient equipment, upgraded windows, nothing cheap will have a major impact.

@Jason Howard Marden not sure if you are talking kids or 2 but one thing you should look at immediately is if there is hazardous play ground equipment and send a notification addressing that too.

We have concerns to prepay any further as we suspect that he keeps taking the working capital and uses it to finance his other projects instead of buying the equipment and paying plumber.
