Are you using a bank or lender that is a Direct Endorser/Full Eagle meaning underwrites their own loans has delegated authority with FHA, VA, USDA, HUD...makes a huge difference7.

That said, I have heard however that states with a higher urban population have an endorsement on primary owner-occupied residences though that cover a rented ADU. 

If it doesn't, then I recommend asking the title insurance company for an endorsement changing the Insured to the LLC.
