AirBnB Insurance Options Outside of Homeowners Insurance

As I am reading through Daniel Rusteen’s book on optimizing your Airbnb, a lot of questions are coming to mind.

#1 question so far:

What insurance do I need outside of my homeowners insurance?

Disclaimer*** This is going to be an owner occupied property.

This property is being purchased as a primary residence. We are going to rent out 2 unoccupied bedrooms while we live there FULL TIME.

Who can I go to in order to get business insurance / income replacement / personal liability coverage / property damage outside of my homeowners policy?

I need to be 100% sure that in the event that something is to happen I don’t find myself in a lawsuit or without a home.

If homeowners insurance discovers that there is a business operating inside of the residence and a fire or something devastating occurs that IS NOT Airbnb related, then what insurance will cover this situation? Is the lender going to call the loan?

Is this really as complex as I am painting it?
