I'm hoping things move a little more quickly once things go vertical as I heard getting slab poured is the longest wait but I'm assuming there is a labor/material shortage in general in the area so wasn't sure of people's timelines once slab has been poured?

Visit with people there and you'll get a more detailed look at things from people actively working in the areas.

But for many people, it is one of a number of sources of deal flow, to add to MLS listings, wholesalers, direct owner outreach, auction, etc.Assuming you are specifically talking about sheriff auctions, just make sure you familiarize yourself with the general procedures for the auction.  

Just know that it is a "no days off" kind of business and very mechanical.I would suggest documenting your process via video so that eventually you can bring people on to replace the different hats you will be wearing.Keep in mind of these 5 components of any wholesale business.lead generation, deal sourcing, underwriting, marketing, transaction coordination.

In the end, people rely on internet for all sorts of things and you want that to be reliable.

You have a great group of people to help you and build a successful portfolio. 

What you need to learn in your 20s is how professional business works, how to manage people and projects, how to run an organization and how to sell ideas and concepts.

One other thing that people in their 60s can consider is - if you are planning on taking Social Security and making passive income part of what you live on, rental income may not count as income against your Social Security benefits.
