I was originally ok with both renting it selling and now I feel like this could be a either a fantastic middle ground, or a hole I know nothing about and could fall into.I am DEFINITELY willing to look I to podcasts and books as well if you have any ideas of where to go :)

Foundation issues are widespread due to faulty drainage and the cold winters.  

I mistakenly gave them time to “try” to catch up on rent which has only put ME further in the hole.

Hundreds of holes in the wall, filthy carpet, leaking roof and number of different kind of modifications on flooring.

It turned out to be a problem with the AC that cause the leak, but the repair man the landlord sent made a huge hole in my ceiling and my landlord is refusing to fix it saying that it is my responsibility. 

If we started with hard money and a flip, I'm sure we would've been in the hole right about now.

Crime isn't terrible, more than half the residents have college degrees and the street it's located on isn't a ****hole.

You may feel you are the smartest kid on the block and that may even be true however, you cannot increase another person's risk and shed responsibility to another without their full awareness and acceptance and there are just too many holes in your permise which is why it is illegal. 

It's painful to get a STR going and optimized, especially squeezing a square peg into a round hole.
