I know this company.and I purchased one of their programs.i worked very hard to get some files in and it's been almost a year since I turned in files I have yet to see any money from this company..I saved up to do this program and there are a lot of things they do not tell you..they have you and 1000s of others doing research..title searching.

Then the seller can either fix them prior to title transfer or the buyer has to assume the violations and fix them within a certain period of time after they buy the property.

Not that things don't go sideways when agents are involved, they certainly do, but at least agents for the most part are educated on how to detect scammers, how to protect their clients, which title companies and lenders to trust, how to vet buyers, what to watch out for and how to avoid bad situations.

Or get a job at a title company such as Stewart, Land Title, Superior Title, etc as they all heavily work with investors and are often hiring.I've heard of so many side hustles that beginning investors have done--Uber, flipping free stuff or cars, fiverrr/taskrabbit gigs...

I would also add that investors are often interested in Blanket loans because they mistakenly think it will save significant closing costs, but they do not as you will still need four title polices and appraisals etc. and you will get far worse financing terms on the loan and have a lot less flexibility down the road to refi and sell properties.
