@Amy Konopka- 1) you might   ask  present heloc  lender if they can  offer a  new / larger  line ...2) assuming they cant - getting a new  heloc to payoff / replace an  exisiting heloc  should be  fine  assuming you qualify for one     3) many lenders  have  max  limits  on the heloc amt  - often  250k 350K  500K etc ......4) most  heloc lenders  will use a  CLTV  ( combined loan to  value ) max of  85-90% of value  ..thus getting a  huge heloc for all of your  equity isnt  ikely to happen

So even if they sold it for the same price as they bought it, the properties were likely $250K, it will cost them about $3K in legal fees (buying and selling combined), then maybe $11.5K in realtor's fees.

The lender is stating the following: "we would require a mortgage on the lot in the amount of $90,000.00 when combined with your $50,000.00 deposit would be $140,000.00 down payment apx a 20 percent down payment"Is he saying I need to find another $90,000, or that he will act as the mortgagee on that portion as well?
