I wouldn't separate the utilities but I would try to save some water cost by adding a hot water circulating pump to the hot water heater...that basically makes it so when they turn on the hot water it's instantly hot instead of having to wait a minute for it to get hot....another benefit of the hot water circulating pump is that it helps prevent pipes from freezing in the winter, turn off the outside spigot so people can't steal water, have a plumber go through the 4 plex and look for leaks and replace any toilet flaps...replace any toilets that are water hogs.

We just need to replace some older faucets that leak, but that is to be expected.One of the heating units needs a new circulator, the HVAC company we use is going to come and install one on Wednesday.The plumber will be back next week to take care of the shower supply and valve that need to be replaced.** Getting the water up and running and those heating systems working properly in the 2 units is a very good sign.

Other than that we didn't have to do the roof, the siding (other than a power wash), didn't really do any landscaping, didn't do the windows, didn't do the kitchen (other than appliances), didn't touch either bathroom, didn't do ANY flooring, didn't touch the heating system (other than a servicing which resulted in about $275 to fix something with a circulator on the boiler since it hadn't fired in ~2years), didn't intend on doing any plumbing (when we did fire up the boiler there was some leaks and resulted in an $1,800 change order [the only one of the job]), didn't even have to change any of the light fixtures as they were pretty close to what I would have bought anyway, it was on septic but it had a passed inspection so we didn't do anything with that either.Seriously what can you do for $5/sqft?
