An LLC doesn't change anything for taxes.

We've all been there.Even if it changes 15 minutes after you say it, when asked, choose a reason you're there.

I would like a payoff planner that helps me navigate the various maturity dates and interest rates of my (15 due in 5) mortgages so that I gain the best financial advantage when paying down principal balances. 

(i.e. initial decorating and painting, bookings, rate structures, marketing, bookkeeping housekeeping, etc)? 

How much below market value would a sale have to be for it to trigger a gift tax and if so what is the rate on that?
