That is why designations are very important to me.As far as vetting, NARPM does do vet certain things about a person (licensing for example) and they do have a process where a person can file a complain through them about a member (much like the Board of Realtors). 

Than one has to get familiar with the market one is targeting, I get with various government board members and engineers to find receptiveness of such project and if city plan already has a designated area of interest for such, which it often does.

I personally, being on the NAR Board, at multiples levels of the organization, and being heavily involved on the lobbying/legal side have been way ahead of the curve on this stuff. 

You're doing better than 99% of the board here, just by owning this debt-free.

This was pushed through in the last meeting (no vote) by the Board of Directors and will commence January 2025.

I actually will size them up and move around them. 99% of the "REI" on this board do exactly the opposite of what I do. 

@Vi Huang Yes, tell him he has a certain number of days to complete the job or you will look for someone else to finish and contact the contractors board to report him.
