It needs to have the basement water proofed and fix some leaks, ceilings show water damage.

Any water spots on ceilings?

I had replaced walls, ceilings, fixed some water damaged spots, amoung other things..

I videotape cabinet doors/drawers opening and closing, toilet flushing, faucets on and off, light switch on/off, doors opening/closing, walls, ceiling, light fixtures, flooring, exteriors, front/back yards, front door, garage, Tenant's automobile(s) including license plates, etc.

Also you can see the ac vents running across the ceiling.

A missing medicine cabinet, an unpainted ceiling, broken jets on a tub, etc.

Unfortunately I ripped half a wall and ceiling and some of the basement walls to find this out the hard way.

He tore a hole through the ceiling and gained entrance into the house.
