So maybe rent reduces initially but you increase rent by 2.5 or 3% annually instead of the current 1.5 for example to get a blended cap rate return over time to the same point.

Don't make it so bland that it blends in and fades away, but stay away from colors that make even the color-blind folk cringe.I will venture a guess that your common sense already told you that.

If this is NNN 12,000 a month and you paid no expenses then you would be at 144,000 a year NOI.144,000 / 2,500,000  = 6% cap rateIf you put 25% down and get a rate in the 4's fixed with a 25% year amort. you are likely cash flowing only single digits.Would have to know how much rent increases per year for the blended cap rate over time.For example:Year 1 cap is 6.5, year 2 after 2% increase is 6.7, year 3  6.9 cap etc.I didn't run the actual numbers for this.You do not want short term bank debt of 5 years because if you refi in year five instead of selling and interest rates have moved to 6 you could almost be cash flow negative.
