If you’re just starting out, a long-term rental could be the safer bet for consistent returns and lower management hassle.On the other hand, some investors prefer out-of-state opportunities for better cash flow and affordability.

Probably your best bet is the KC Star although some of their articles are paywalled.

@Christine House This can be the downside with investing in properties that have a HOA (sometimes they have a max capacity of how many rentals can be within the HOA, what type of rental they can be, or they can cut off rentals all together at anytime)If you have family that lives in the area, that could be a better option temporarily until you move it on into something else that can work for what you're tying to do.

As far as investing with as little capital as possible, house hacking is going to be your absolute best bet.

@Devan Dorzok Any time you buy something with a septic system I highly recommend an independent septic inspector.

I checked with State farm ,since I have everything under them as of now,they gave me a quote of 1200/yr but with 1% of house value i.e 6000$ as deductible .There is no in-between,it starts from 1%, then 2%..3%.Considering it's a new build , hoping I won't need insurance anytime soon ( fingers crossed) .
