My agent( who says she sells properties upto 4 units, she doesn't invest in real estate herself  though) made an appointment for me to look at them on a Saturday.  

I like to set up an appointment with my tenants and hand deliver information about where to send the rent payments and how to contact me for any maintenance issues.

If I can get an appointment my question is should I get a leasing agreement to sale the property for the asking price or should I discuss a lower price with the seller and then assign that to cash buyer with a fee?

Can you make some money via Airbnb or similar between listing appointments while you're waiting for it to sell?

so this morning I had my very first probate seller appointment.

We also have all potential tenants leave a voice message regarding the property they are interested in, and we return their calls with a time that we will be holding an open house on the property as we don't do appointments. 

You can start a marketing campaign in the next 2 weeks..You can be receiving your 1st few calls in less than 3 weeks, and look up and find yourself going on appointments in less than a month.

I have 2 recommendations for you, as a fellow newbie:Consume as much BP material as possible - podcasts, blog posts, the new online classes, the Ultimate Beginners Guide book, etc.

I was thinking of making the 1st floor conference room available on an appointment basis to the (probable) 7 separate tenants on the top floor, that way they could meet with an elderly client on the 1st floor.

Some of the repairs were very silly:-A strip of wood on the exterior laundry door isn't painted and she says it needs to be fixed-The fridge ice maker doesn't work and she was told this when she inspected and now 6 months later she's demanding it produce ice-They have mice and want me to exterminate although it's a SFRI provided 48 hours written notice we would be attending to repairs.I arrived at the appointment time with 2 contractors to get everything done.
