Wholesale/Leasing Agreement or Assign to Cash Buyer

Hello everyone! - I have my first call to a seller tomorrow. If I can get an appointment my question is should I get a leasing agreement to sale the property for the asking price or should I discuss a lower price with the seller and then assign that to cash buyer with a fee?
