Many of our tenants don't have bank accounts or access to the internet beyond smartphones - the primary benefits of adopting software seem to be to allow ACH rent payments, have a portal for maintenance requests that we can quickly get out to contractors, and avoid the phone ringing off the hook/having to stop by so many properties on a weekly basis.

Intuit Payment Network is only 25 cents per ACH transaction and money is deposited the next business day.

They also gave us the option to accept ACH and credit card transactions.  

Do any of you do ACH direct withdrawal? 

Its also important for us for renters to use direct deposit or ACH's. 

What happens when your sister isn't able to pay rent because her medicine costs too much?

You would basically tell your custodian to make automatic ACH transfers to your mortgage lender every month and have them cut checks to pay for HOA's, insurance, etc. just like you would with your regular bank.
