The catch is this information comes with educational modules and wealth building investing techniques using the HELOC approach for 2k or 4k respectively, depending on which package you opt for ... of course. 

Make sure to verify all information and ideally speak with an experienced investor who acquires in the respective state before proceeding. 

I keep hearing about BiggerPockets from successful investors I respect. 

Of course, if the numbers don't add up there's never any respect lost from walking away from a deal that doesn't make sense and moving on to the next.
