We luckily found a somewhat bullish, capital ready group that had very few contingencies (other than awarded credit)...so now fingers crossed we are in the top 3 in # of units for the county (the tie breaker metric). 

There was also a civil judgement award to someone that appeared to be a property manager when I Google'd him.  

As an example, a fire rated door does no good if the frame that holds the door in place is not rated as well, it’s an assembly that is awarded the approval. 

I've had a profile on there with dozens of previous transactions, reviews, awards, etc...Not one lead from them.

Initial "red flag" was I was awarded "finder's fee" at local Sac REIA and "fee" should have been disbursed at title company.
