I had a similar situation at my rental last year with the dishwasher where I paid $150 to have it fixed only to have it stop working a month after and finally spending about $450 to replace it.

It dawned on me, it wouldnt take that much longer to save and completely pay off my one rental I have now. 

@Dawn P.I have used Advion with success a few years ago when I moved into a property and started to see some roaches.

Includes Refrig, stove, dishwasher, microwave, washer and dryer.

A tenants dishwasher craps out and damages some flooring in the house.

In Portland though with all the building of apartments with no parking or garages and homes with no parking or garages I think well placed ones will do fine no matter. this really dawned on me on my last project in Portland which was 3 homes one detached two attached on a 40X 80 lot ..

@Dawn Holley Having lines of credit open before you need them is a good idea in my book. 

I put a dishwasher in my last place and I'm not sure that it was a huge selling feature, you may be able to do without to save some $$Good luck with your renovations, I hope they go well!
