If you have some money to bring to the table , see if you can get into a  Joint Venture for the first few flips and keep it small like light rehab etc  ..

DIY on a house with no equity may end up with black suits visiting your house, especially if seller is elderly or protected person. 

Hello,My wife and I recently ventured into real estate investment and have acquired a 0.4-acre lot in Bakersfield, California, within an R2-zoned area, Oleander Sunset area.

I'm looking at infill lots in south miami dade county in areas like florida city, homestead, etc for joint venture projects with investors to build single family homes and small multifamily homes. 

I have, however, been attempting to DIY paint the kitchen cabinets and have spent over 8 hours just trying to clean the cabinets of all the dirt, grime, and oil built up over the years.

For most people DIY is NOT a good option and will probably fail at anything you are trying to accomplish.This is not legal advice, it's practical advice.
