College students are great and perfect for potential tenants...especially since they usually have no preconceived notions and are very impressionable as to how the real world works.

Part of the issue is people having preconceived or biased notions calculated into thier reasoning.

I can't remember the number, but one notion from an early BP podcast episode has always stuck with me--if they aren't excited to be selling to you, if you aren't providing a solution to a problem, then you shouldn't buy their house. 

I'm intrigued by using the notion of a local company for screening, so I think I'll have a look up that avenue as well, thanks for the tip!
