Plan for the worst case scenario and look for your numbers to work out even in depressed times.

I'm ok with a C class neighborhood at that price if the numbers work out.

Work hard, scour through the MLS, analyze lots of deals, see lots of houses, and something will work out.

If the flue just wount work out, go with electric.

Personal stuff - I love spending as much time as possible with my 5 yr old daughter and the rest of my family, I love fitness (generally work out at least 5x a week), and I've recently developed (better late than never) a passion for real estate investing as a means of 'getting out of the rat race' as well as acquiring knowledge in general in order to better myself and share that knowledge to help others.I haven't uploaded my Pro video yet, but I plan to as soon as I get a moment so my BP peers can get a better feel (beyond the photo) for who I am.

I'm thinking to use a different company for the SFR to hedge my bets in case one doesn't work out.

I have since been on the lookout for another multi-family, but either the numbers don't work out, price is too high, or my offer gets bested.
