It will end up costing you unless you're already a skilled contractor type individual.Get to know your neighbors that maybe around your property, especially if you're in a HOA situation where there's a mix of STRs and residential properties.

say for SFHs LTR. what i'm finding in FL is hard to find props with positive cash flow due to high interest rates, hoa fees, general higher price and not to mention very high insurance costs.

It's 2 properties, single family homes, in the SF Bay Area.Sharing some details that might help inform the decision, let me know if anything else would be relevant.One property fully paid off, generates between $20-30k in profit after expenses (property taxes, hoa, insurance, etc).The other property is our current primary residency and would operate at a loss of about $10k/year.I plan to travel back to the US at least once a year, could that be a deductible expense with an LLC?

There are a lot of good deals on 2-4 units right now but one thing I would avoid is the few townhomes and Condos that have high HOA fees.
