@Shrikant Kakani anything that cashflows right now, will come with risk.Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

My particular program is to only invest in class A in residential (I do b, c and even d in commercial), charge the tenant the high end of the scale, and fix immediately anything he wants that’s even semi reasonable.

@Bryan Melendez you're just one of thousands of investors that:1) Were chasing Class A rentals from 2012-2020, before their values exceeded their pre Great Recession highs and they wouldbnt casflow at purchase anymore.2) That started chasing Class B rentals in 2020-2022 because of #1 above.3) Started chasing Class C rentals in 2022 when Class B rental prices AND higher mortgage rates also got too high to cashflow at purchase.4) Are now chasing Section 8 tenants as the cure-all for Class C tenant performance issues, so their Class C properties ACTUALLY cashflow.

I read somewhere that "A" properties should be 7-8%, B 8-9%, C 10-11%, D 12+ but again, I don't really know how to sus that out myself.
