Splitting the building into a duplex of sorts may gross more money, but the sheer expense of splitting the utilities would wash any potential gain for many years to come, IE: 2 water sources/meters, rewiring to 2 electrical boxes, 2 gas services, etc.

In addition, the purchase side usually adds numbers that are below average so even though it maybe sold above the average price it all washes out.

Coverage on a rental typically is higher than an owner occupied house, but you aren't insuring the tenants' property (where you typically have coverage for your belongings) so it may be a wash.
