My family has 40 years of property management experience and I have a number of friends and contacts who have various interests and activity levels in the space.Starting a REIA is something that I'm interested in undertaking and have heard it referenced many times in the podcast and also across the forums.

If successful, we most likely won’t be able to undertake all the deals that come from it.

Beware a larger unit deal like you want to do is not a small undertaking!

@Teri B.My 2 cents is that trying to grasp the very complicated tax law on your own is a massive and usually unnecessary undertaking.

Divots/potholes can turn into a sprained ankle or broken leg that's "your fault" and resealed the parking area isn't a cheap undertaking either.  

In my thinking, I have been leaning towards creating a LLC to operate underneath so as to help shield and protect me while I undertake this REI adventure.

This would be my first deal; I believe it is a big undertaking and risky.

ROI, cash flow per door, rehab you are willing to undertake etc.

It is a 1 bedroom "loft" style townhome with a lot of cool features, but the reality is unless I undertake a major renovation, it will always be a 1 BR and I think its value is limited from a rental and sale perspective.Any thoughts?

@Kim Meredith Hampton Regarding Page 10 of the lease provided by the FARBAR:  http://dewittlaw.com/commercial-litigation/3701/li...Since the lease is preempted by FL legislature, this ties the hands for the kinds of lease provisions which contemplate move-in fees, redecoration fees, smoking penalties, security deposit fees, etc.
