The thing with buying vacant land is that there are not many ways to make a cashflow, and the lot may require routine mowing if it is in the city.

My reasoning is pretty easy to follow- 1) Many of the rest of the world's central banks are lowering rates in fact some are going negative.  2) Inflation is currently a non-factor and is expected to be until 2018 given the continuing rout in commodity prices I don't see that turning around any time soon. 3) Labor participation rates are at long term lows.

You don't need to set aside time and drive a certain area, you just do it all the time, it should be a part of your daily routine, If your going down a street anyway why not keep your eyes open and drive for dollars at the same time.

3) I don't call it "advertising", but I have cash buyers that I trust and I routinely discuss deals with them (not all but the ones I am close to) to get an idea of what they will pay.
