Worst tenant ever - I missed a giant RED FLAG
1 February 2016 | 35 replies
It wasn't anything radical and unlike the changes to other areas like the public sector union laws, did not cause a massive protest in Madison, etcWell, that was great but one thing I learned that day, or half day as I had to leave early due to semi-emergency at jobsite but still got the massive binder of awesome info too, I learned that apparently in Milwaukee Cty (where ALL of these incredibly cheaply priced but getting decent rent places are that you coasties are foaming at the mouth about!)

Property taxes in texas

We typically have paper losses thanks to depreciation, so no taxes.I think the bigger consideration is what do the hefty Texas taxes do to your cash flow: are you positive or negative at the end of the day in real cash terms.Be sure to protest your property taxes each year to try to keep the tax appraised value down.

Potential Tenant W/ 3 Pets....
27 February 2016 | 17 replies
I structured the numbers this way such that even if there is protest about what the pet rent stands for $25/month x 12 months = $300, so it is as if the tenant forfeited a $300 pet deposit anyway.Tenant moving in elected to pay deposit, so $925 security deposit + 3 x $300 pet deposit = $1825 in deposit money, which is enough to make me comfortable with the increased risk of pet damage.
