If you don't have previous build experience I would tackle something smaller and knock that out of the park and then move up until you can take down such a project.Best of luck

I agree that if you want to make a deal doing DMM that this is the way you have to tackle it.But this advice is similar to, "if you want to catch a chicken keep running after it... one day you are bound to catch it".

We have the good fortune of too much off market deal flow and not enough time to tackle all of the projects we wish we could.

I had a guy the other day with a less than 600 credit score and $5000 of net worth that wanted to tackle an $800k+ property. 

(I'm secretly jealous that you have all the GC skills because that's what steers me away from tackling projects like this, ha ha.) 

So the fact that I completed the flip despite a lot going not as planned IS a success in my book.Then instead of just bragging about it I decided to do a complete write up from how we got the lead to how we tackled the flip in full excruciating detail, so others newbies and seasoned investors can learn , get inspired and do, with somewhat of a guide to hold their hand.So it really boils down to what YOU consider the success.

That's what I actually love about them Jay, take someone's problem off their hands for really cheap that no one else wants to tackle.
