While DSCR loans tend to have interest rates a bit higher (generally 0.75% to 1%) than the other two options, which can challenge cash flow, this comes with some advantages that are uniquely suited to the BRRRR method.

There have been quite a number of red flags and warnings in this thread and many of your responses tend to be, "but what about this and this is why that is" leading me to believe you have already made up your mind that moving forward is a good idea so I wont try and change your mind but again, warn you that some things in this syndication are outside the norm and the promised rates of return (STR's in the package included) are abnormally high leading me to believe that the investors will have a much higher chance of disappointment than satisfaction.

Generally speaking, this is exactly how it worked out for us: our rents are always on the top end of the market, we have very little turnover, and our tenants tend to be young professionals (doctors, lawyers, etc.), so we have zero hassles, with very few repairs during/post occupancy.  

Deals tend to make more sense out there.

Land contract tend to disappear when money is plentiful especially in a seller's market.

Also, investor dominated buildings tend to be poorly run.

Suited semi-detached in mature neighbourhoods tend to cashflow best right now.

Both of these groups tend to want more business and so are not terribly hard to find.Contractors are hyper local, and typically, as a flipper, once I find some good ones, I don't share them with others because I don't want them to be too busy for my projects.  

Some investment strategies like STRs may be barred or house-hacking even.Condos may tend the limit "highest and best use" maneuvers.
