I found that using runners in the units and saying the carpet was just shampooed and it may be damp is a strong hint to mom and dad to tell the kids to stay on the runners and they do to.

@Karen MargraveMuch of eastern Canada has been running hot for so long, folks are complacently thinking it is normal ... places like Toronto, Vancouver, Calgary & (to a lesser extend) Edmonton have been on the molten rock side of hot for almost as long.In amongst all that, there are cities and, more often, small towns and rural areas whose local economies are unwell or have collapsed where there is growing inventory which comes with lots of risk.There was hope at the start of the year that things were beginning to relent a little, then the BoC lowered interest rates - mere weeks after hinting they were on their way up - which may be breathing another dance into the local market.

@JD Martin any hint that a strategy I teach is good for money laundering I must refute. 

I have visited there homes often and cannot detect the first hint of smoke.

The times that both show back up are when everything is closed up for the winter and the heat is on, I had ZERO issues with even a hint of smell even when winter came about.

You will still need to learn what "market" value for each property is .... hint, it's almost definitely not appraisal value.

In both cases you dont mind being fortless king :) Hint: 1) Everyone here are trying to have supplementary income to replace and/or add to existing income source which is beyond covering monthly expense.

I hope some of you who have experience dealing with co-ops and their management companies (especially in NYC area) can give me a hint how deal with the management company who for years deliberately makes my life difficult and put unnecessary burden on me and my investment.
