Hey @Jim Doyle, house hacking a SF with ADU/DADU or small MF is the way to go.

One of my goals this year is finding a detached ADU project in Seattle (you can condo DADU's and sell them separately from the main house w/ Seattle's zoning).

@Rishika Kapoor, we get good cash flow in the seattle market by being creative (ADU/DADU/Rent by the room/Airbnb/....).Investing here gets us the benefits of high appreciation and good cash flow

Purchase price: $850,000 Single Family home with a DADU in the downtown Nashville core (Cleveland Park) area.

It sounds like with a LLC you will be in a commercial loan slot which is always a higher rate with a 5-year bullet.If going personal and then sliding sounds like something you would like, I'll be happy to PM you my mortgage guy's information.

The drain zips work well, but I am not sure they would fit in a slotted sink grid.

And detached 2/2, 990sf ADU, Total 5060SF and will cost approx. 200-220/sf plus lot and soft cost =1.3-1.4m all in I'am a custom home builder so this will be my cost not counting my time spent managing.Rent will be minimum 3500 for house, 1500 Appartment, 2000 DADU =7000 2.5 years ago when I started with design on this project, estimated cost to build was 900k-1m so 7k/m rent made sense building. but now it will cost 400k more to build with relatively same rent I'm having second thoughts if I should build? 

I will say though, that I could easily manage an ADU / DADU build, basement conversion, addition, kitchen remodel, bathroom remodel, etc.
