Gina The SF Bay are market is OVER Heated right now and in my observation / opinion ripe for a correction just over the Horizon. 

Usually it will not be worth your time, effort and cash to chase them for breaching a lease.That said, we still use annual leases on student rentals, particularly student houses, as it does seem to help maintain the social cohesion of the housemates (this is antidotal observations of our student houses only).  

I'm just observing the numbers and the properties at this point. 

Several others have made great observations about non-relatives under one roof and increased expenses when renting to college students.  

A couple of friends of mine have been doing the real estate game for a while and after observing for too long, I am ready to dive in.
