I don't know how to assess a property and tell if I can make $500 mo residual income after expenses and mortgage, etc. and buy them at good prices I'd like to learn how to get rental properties and maybe learn fix and flips to earn quicker income if I can learn how to.

Sell the note at a discount after at least 6 months of payment seasoning to pay back your investor and take any residual profit2. or, sell a partial of the note to another investor to take out your current investor and collect the back end payments (let's not get into the ditch on partials here folks)3. or, find another investor who has more patience to take out the impatient investor4.
