If these numbers are in the ballpark, you have sufficient cash to buy 4 more similar properties, and increase your annual net income to ~$80K (that offers a lot more breathing room).Since you purchased your properties 2-3 years ago, I'm assuming you have very LOW rates on your notes; and therefore, I would not be in a rush to pay down these loans.

These are things that are cheaper when you hire contractors who specialize in those things, as they can get discounts on the materials, they own the tools and they can finish the job in probably a third the time as a handyman.For example, painters can generally get paint for 30-40% less than a handyman just based on quantities they buy.

Virginia;MilitaryBackground StoryI bought a duplex in November 2016 in Virginia but after I bought the property I hired a PM because I had to move to Mississippi for 9months and I had nobody in VA to overlook the property and collect rentI inherited 1 tenant and my PM acquired the other side.Predicament (because I'm nervous) & QuestionsPredicament I want to get rid of my PM because I want to have the stress of being a Landlord with small quantity of Units so when I acquire more units in future and hire a PM I will know everything there is to know or at least enough to not get toyed around and taken advantage of.Ive read Brandon Turners Book, For dummies book, Virginia Landlord and Tenant Act which were beneficial.

Long story short is I want to buy a multi family home 4 family would be ideal but a duplex will be sufficient if I can find the right deal, for my first property in NJ I would love to see 1k a month positive cash flow, I am looking to take a investment property loan and put down 25% and upon research I'm seeing hat I need 2 years property management experience in order to use rental income to qualify, while I don't personally own any investment properties both my mother and father own several units which I am 100% a part of helping manage and repair when needed.
