A local bank here epically messed up a deal for me but I was able to salvage it (had to come up with an extra $10-15k in a day) and still closed, but their negligence did almost cost me a great deal...I was pissed but let it slide - just won’t use them again.Fast forward to yesterday, I’m talking to a dear friend who is buying her first investment property with her husband and the deal fell through epically.

I'm much more happy with the properties I have now, then I would have been forcing the deals that fell through.

I have a friend who is a local owner of a strip mall that had a claim during Hurricane Rita in 2005 prior to the W&H being a percentage and it fell under his AOP deductible which was $1,000.

A bunch of issues occurred - storm window "fell off", front door was broken in "attempted burglary" (according to on of them, other one said that the pane and the lattice work between "just fell off"), gutter fell off the back. despite the lease stating that they must notify me immediately, they did not.

Deal fell through and she quit communicating with me.... 

Turns out the first day the tenants were there, they claim they closed the front door and the window just fell out.
