:) No offense, but was there was any truly comprehensive research on the part of the nay sayers here?

I'm sorry if you or your contractor contacts were offended by this but I was certainly not trying to be offensive.  

So, what I then did was explain this to the seller, who agreed to an option contract for two weeks and at the end of this period we could either lower the asking price or he could then decide to  sell via the retail route.Fortunately for all parties, we found cash buyers and all parties were happy.So that being said, I apologize if some of my choice of words were offensive to you, but I find your accusations even more offensive.

Gold is a defensive strategy to hedge the inflation while real estate is an offensive strategy with completely different rewards, risks and liabilities.

We're all adults and can just choose not to interact with people or read threads that are offensive to us.

Generally offenders get a cease and desist for their first offense.

So after reading these comments above, and for the sake of maintaining my boundaries yet also the relationship, maybe I'll issue a written warning, explaining the $250 fine for a second offense.  

I am not talking about an agent that manages property on the side (no offense) but professionals that do this full time and are experienced both in property type and area.
