I had 120 year old wide yellow pine gouged by someone who didn't know how to handle the sander properly.Generally if there's just a subfloor I lay laminate or vinyl myself.

Only negative is the front yard landscaping needs some attention/pine straw mulch.

Not to strike fear in your heart, but I only see 9 total vacation rentals on Pine Mountain Lake using the VRBO map with an open calendar.

The fire dependent longleaf pine forests in the South have always incorporated prescribed burning in forest management. 

Do your neighbors have little miniature ponies running around on the lawn. 

If you're looking to avoid more high risk areas then avoid Parramore and Pine Hills. 

I use a soil that is basically a cross between clay and dirt, then a thick mil liner on top, more clay/dirt on top of that, then cover with whatever is appropriate, topsoil with sod, pine straw, etc.
