Hello BP Community,As is very common I have friends who purchase their rental houses under their own name in order to get lower interest rate loans with better terms and also cheaper landlord insurance, and then they transfer the title into their LLC after closing. 

If you are living in a place that is satisfactory why not change the arrangement with the landlord?  

@Mitchell TruongFrom the research I've done, Ohio is a great state for several reasons: it's a landlord friendly state, cap rates are 6-8%, even higher in some pockets, relatively low vacancy, lots of job growth and some population growth.

Second, your lease should indicate what items are included/covered by the landlord.

California is certainly not landlord friendly, as you have already eluded to.

So they pick on the landlords for everything because we don't have enough of us to vote them out.

. - We almost feel sorry for the foolish/naive DIY landlord that inevitably falls for their sob story and accepts them.We have had 2-3 that have gone through our process and so we accepted their multi-month payment.

Interesting - I have been investing in Philly for 8 years, run a  group of 2500 small landlords, speak at lots of events, know and network with many of the players  . . . but never heard of him before.

The goal is to change careers to something that allows me to decide my hours (in the process of now), become a landlord, and finally spend more time with my kids and family. 

I really don’t have an interest in being a landlord in any way.
