Not sure what the disbursement fee is ($1,950) since you are paying separately for escrow ($300); we would not see a title exam fee on a typical closing statement ($855); title insurance charge seems about right, maybe a few hundred high, not sure what was reason for the date down endorsement or work involved but that also seems high ($975).

I am sure they are busy but try to get an adjuster out there ASAP.While only the insurance company can say for sure, I doubt they will pay to replace old pipes with new ones throughout unless you have some special endorsement on the policy.Good Luck!

I have a tip where you can find lenders doing the most 203k’s in your market but looking up the “203k endorsement summary”, going to the most recent month, and searching through the document for your market and finding who has done the most in the last month/fiscal year.

If you have sufficient cash, you can then later contribute out-of-pocket cash into the 1031 Exchange (boot paid in) before you need to close on the purchase of your replacement property and then after the 1031 Exchange is completed the seller carry back note would be endorsed to you (boot received).
