I have most of my investments in Kitchener, Ontario and Halifax, Nova Scotia and 3 in Orlando Florida area.  

However, it is possible that other jurisdictions in Canada may be similar to PA with respect to this matter.On another note, you might be surprised to find that most jurisdictions in Canada are very tenant oriented ... just ask someone in Ontario or Nova Scotia about the adventure of eviction ... however, NB is far more balanced than most.In the long-term, it might be worth the cost of a house meter to put the water/sewer in the tenants hands.

Came back to the D.C. area to work on a land development project called Lansdowne in NOVA.  

The good thing about you being in NOVA is that you have both good cashflow and equity markets in close proximity.

Most mortgage brokers are licensed by the province so you may need a mortgage broker in Nova Scotia.  

I live in Truro, Nova Scotia.

Then we switched strategies to looking in Halifax, Nova Scotia, where I grew up and had many competitive advantages.

@Callaway Pate I'm an investor in DC metro - well, I have properties in MD and Nova but not DC proper.

Been lurking around BP,listening to podcasts,reading books by Grant Cardone,Robert Kiyosaki,etc for a while now.I have wet my feet in REI already - two properties in NoVA and a recent one in Austin,TX - strategy has been Buy and Hold so far.

BRRRing can be fabulous- biggest challenge with that in NOVA is that renovation costs can be high.
