You aren't going to take someone to small claims court for damaged paint or anything, and if a major loss occurs the tenants are almost never collectable anyways.

Im assuming it would be up to the sheriff in ur area to remove immediately or will tell u to write a 10 day notice letter stating to leave or sheriff will remove and up to 90 days in jail and fines and court costs.

you can call vestus.. they have a court house steps program.. you need 20 to 30% cash to purchase price.. so if you win the auction at say 300k you need to have given them a check for 60k the day before.. then they will convert to HML..

Yes, you can sell it.Sometimes Peoria will grandfather a duplex and refer to it as a "legal nonconforming" single family zoned property with duplex as permitted use.If this is the case the new owner will be able to legally and officially use it as a duplex.I have also heard of people finding an architect to declare that the house was originally built as a duplex, which would help you get it rezoned as multi-family and duplex as permitted use.PM me for more info.

these are facts and circumstance cases.. did the contract have a mandatory mediation then arbitration clause or do you have to go straight to the court system.either way if seller does not cooperate your going to spend some months flushing this out.

I defy you to name a title vehicle that cannot be pierced, even LLCs owning LLCs.Yes, have to file tax returns, but you don't know what your neighbors' tax returns say, and courts don't order turn over of tax returns as a matter of course, and even then, it's usually after judgment has been rendered.Trustees have to be honorable, which is why I use established banks and trust companies.Having your property in a trust will not protect it from a lawsuit.
